UAE Loan Rules
According to the UAE Central bank law, it is very clear that your DBR should not be over 50 percent of your monthly income. The reason why this rule was established was to help the borrowers avoid taking on too much debt.
- In the case of expats, banks tend to be more demanding and demand evidence of regular income and employment.
- In the case of UAE nationals, there might be a margin, but the 50 per cent DBR limit is retained.
This legislation is applicable to any kind of debt, including:
- Mortgage and rent payments
- Car loans or leases
- Personal loans
- Credit card minimum payments
- Student loans
- Other financial obligations
Knowing this law will save you time and not require many applications before getting credit as they will be rejected.

Debt Burden Ratio Explained
DBR= Total Monthly Debt Payments / total monthly income * 100
Example:
- Monthly income: AED 20,000
- Monthly debts: AED 8,000
- DBR = (8,000 ÷ 20,000) × 100 = 40%
✅ Since 40% is below the 50% limit, this person is likely eligible for a new loan.
DBR Eligibility Table
| DBR % | Loan Eligibility | Remarks |
|---|---|---|
| Below 30% | Very Strong | Easily approved, high credibility |
| 30–40% | Good | Approval likely, considered safe |
| 40–50% | Borderline | Not eligible under the UAE Central Bank rule |
| 50%+ | Rejected | Not eligible under UAE Central Bank rule |
